Shopping for a Home in today’s Internet World
When you are looking to buy a home you have to make so many choices and decisions. When I work with clients I ask them to consider where they want their home to be located and how much they want to spend . That is just the beginning of the process and since most people do not have time to drive around and look at homes that do not meet their requirements I am always diligent about learning the needs and wants of my buyers. Buying a house today is so different than years ago. We have tools that can help with finding out what is the neighborhood like and how far from the water is the house. In the past we would rely on the listing agents description and remarks to describe houses. Now buyers can go onto internet sites that give you a complete tour and show you pictures of every room and even an interactive floor plan so you can see how the house is laid out. You can see how far the house is from your job and how close it is to schools and shopping using mapping sites. No longer is it necessary to spend weekends shopping and visiting homes. You and your agent can narrow down the homes that you should visit way before you get to the property.
Once you have identified the home you wish to purchase that is when the real work begins. The agent you have chosen is hopefully an experienced and knowledgeable agent that knows the local market well. You need to now decide that you are paying a fair market value for the property and that you are able to get that mortgage. You need to understand the cost of the maintenance of the home as well as utilities, repairs and updates that might be needed. You might get a really great price on a home but if you have high repair or utility bills then it might not be such a good deal. Does the home you have chosen have permits for all the work that has been done. Is the assessor’s property card accurate. If you make a purchase of a home and there has been work done to improve the property and no permits have been pulled then you might face an increase in assessment once the permits are properly issued.
Finding an agent to work with is another important decision and it could be as important as the choice of what house you decide to buy. You need an agent that represents you and has experience in negotiating. Sometimes people feel pressured into using a friend or family member but consideration should be given as to what is best for the buyer.
